💡If the property is mortgaged, a minimum of 50% of the value or AED 750,000 must be paid to the bank along with a letter of no objection from the bank.
5-year visa (Golden visa)

Minimum investment: AED 2 million. It can be one property or multiple ones that add up to the minimum amount.
Types of property: Properties must be residential or commercial. Off-plan ones (those that are being built) can also work, as long as they meet the financial requirements for investment.
💡You can buy a property purchased with a loan from certain local banks approved by the relevant local authority.
10-year visa (Golden visa)

Minimum investment: AED 2 million. It can be one property or multiple ones that add up to the minimum amount.
Types of property: Properties must be residential or commercial. Off-plan ones (those that are being built) can also work, as long as they meet the financial requirements for investment.
💡If the property is mortgaged, you'll need a letter from the bank confirming that AED 2 million has been paid.

Documents needed to apply for Property visa

  1. Property Title Deed: The letter from the Real Estate Registration Department in your emirate, confirming that you own one or more properties worth at least AED 2 million in total. The document says that the properties are fully yours.
  2. Passport: A copy of your passport and any relevant visas.
  3. Health insurance: Certificate confirming valid health insurance coverage.
  4. Application form: A completed visa application form, which you can usually find online or at the relevant government office.

How to apply for Property visa

  1. Set all documents: Follow the list on the official website of Dubai Land Department.
  2. Get your reference letter: Then obtain a Certificate of Good Conduct from the Dubai Police Department.
